01 / The Opportunity

About the role.

The VP of Purchasing will lead purchasing operations for the division, with responsibility for estimating, bidding, trade partner management, contracts, pricing, scopes of work, and construction cost control.

This individual will lead and develop the Purchasing team while partnering closely with Construction, Land Acquisition, Finance, and division leadership to support business plans, evaluate new opportunities, and maintain a qualified and competitive trade base.

The role requires an experienced homebuilding purchasing leader with strong knowledge of residential construction, cost estimating, contract negotiation, vendor performance, and purchasing processes.

02 / Responsibilities

What you'll do.

    Lead, mentor, and develop the Purchasing team while establishing clear goals, accountability, and performance expectations.

  2. 02

    Direct the estimating, bidding, negotiation, and contract-award processes for production homes and options.

  3. 03

    Prepare and review construction hard-cost estimates to support land acquisition and project planning.

  4. 04

    Ensure scopes of work, specifications, work orders, contracts, and pricing are complete and accurate.

  5. 05

    Evaluate bids based on quality, service, delivery, and price to support informed trade partner selections.

  6. 06

    Build and maintain a balanced trade contractor and supplier base capable of supporting construction schedules and business needs.

  7. 07

    Negotiate pricing and agreements with trade contractors and suppliers while maintaining fair and productive relationships.

  8. 08

    Monitor trade partner performance and resolve issues related to quality, service, cost, capacity, and contractual compliance.

  9. 09

    Partner with division leadership to evaluate business strategies, operational performance, and land acquisition opportunities.

03 / Experience

What we're looking for.

  • Minimum of 10 years of experience within the homebuilding industry.
  • Minimum of seven years of onsite and offsite purchasing experience within residential construction.
  • Strong knowledge of residential construction methods, materials, labor, estimating, and purchasing processes.
  • Proven experience leading purchasing teams and managing trade contractor and supplier relationships.
  • Experience preparing construction estimates, scopes of work, bid packages, contracts, and work orders.
  • Strong understanding of construction drawings, specifications, contracts, and vertical construction costs.
  • Experience supporting land acquisition decisions through cost analysis and evaluation of labor, materials, site conditions, and municipal requirements.
  • Valid driver’s license, active automobile insurance, and ability to visit construction sites as needed.
