About the role.

The Director of Purchasing will lead purchasing operations for the Portland division, ensuring accurate construction costs, competitive trade agreements, complete scopes of work, and reliable support for community production goals.

This individual will lead and develop the Purchasing team while partnering closely with Operations, Construction, Land, Finance, Sales, and Design to manage costs, evaluate new opportunities, resolve trade challenges, and support successful community launches.

The role requires an experienced homebuilding purchasing leader with strong market knowledge, financial discipline, and the ability to balance cost, quality, service, and production requirements.

02 / Responsibilities

What you'll do.

    Lead purchasing, estimating, bidding, contracting, and trade partner management for the Portland division.

  2. 02

    Develop, coach, and manage Purchasing team members while establishing clear priorities and performance expectations.

  3. 03

    Direct competitive bid processes, evaluate proposals, negotiate pricing, and award contracts based on quality, service, delivery, and cost.

  4. 04

    Ensure construction estimates, scopes of work, specifications, contracts, options, and purchasing documentation are complete and accurate.

    Build and maintain a qualified trade contractor and supplier base capable of supporting production schedules and division growth.

  6. 06

    Monitor labor, material, and equipment pricing while identifying cost trends, risks, and value-engineering opportunities.

  7. 07

    Partner with Land and division leadership to evaluate vertical construction costs, trade capacity, site-specific conditions, and project feasibility.

  8. 08

    Work closely with Operations and Construction to resolve pricing, scope, quality, capacity, and field-performance concerns.

  9. 09

    Track budgets, cost variances, change orders, rebates, and contract compliance to protect margins and improve financial performance.

  10. 10

    Strengthen purchasing processes, reporting, controls, and best practices to improve accuracy, efficiency, and scalability.

03 / Experience

What we're looking for.

  • Progressive purchasing, estimating, or procurement experience within residential homebuilding.
  • Leadership experience managing purchasing professionals and overseeing divisional purchasing operations.
  • Strong understanding of residential construction methods, materials, labor, scopes of work, and trade contracting.
  • Proven experience leading competitive bids, negotiating agreements, managing costs, and developing trade partner relationships.
  • Ability to read and interpret architectural plans, construction drawings, specifications, and contracts.
  • Experience supporting land acquisition and community planning through construction cost analysis and market intelligence.
  • Strong financial acumen with experience managing budgets, variances, pricing trends, and margin-improvement initiatives.
  • Bachelor’s degree in Construction Management, Business, Supply Chain, or a related field preferred; equivalent homebuilding experience will be considered.
