About the role.
The Purchasing Manager will lead purchasing activities for assigned construction categories, ensuring the division has qualified trade partners, competitive pricing, accurate scopes of work, and reliable support for production schedules.
This individual will work closely with Construction, Finance, Architecture, and trade partners to negotiate agreements, manage costs, resolve operational issues, and identify value-engineering opportunities.
The role requires an experienced homebuilding purchasing professional with strong supplier relationships, negotiation skills, financial knowledge, and an understanding of residential construction operations.

Source, evaluate, negotiate, and onboard trade partners to support production needs.

Develop and execute purchasing agreements for assigned construction categories.

Maintain competitive pricing while protecting quality, service, and construction schedules.

Manage trade partner performance through jobsite visits, audits, and regular communication.

Review scopes of work for accuracy and resolve discrepancies before construction begins.

Lead value-engineering initiatives to reduce costs without compromising quality.

Develop cost models and monitor cost-per-square-foot performance across assigned categories.

Review pricing, contracts, bids, change orders, and extra purchase orders for accuracy.

Partner with Construction and other internal teams to resolve supply, pricing, and performance issues.
What we're looking for.
- Minimum of five years of experience sourcing and managing supplier or trade partner relationships, ideally within residential homebuilding.
- Strong residential homebuilding experience, preferably with a production homebuilder.
- Proven experience negotiating contracts, pricing, scopes of work, and supplier agreements.
- Experience managing trade partner relationships, performance, and onboarding requirements.
- Strong understanding of residential construction costs, materials, labor, and production schedules.
- Experience with cost analysis, budgeting, value engineering, and financial reporting.
- Bachelor’s degree in business, construction management, or a related field preferred.
- Experience with JDE, AS400, or a similar homebuilding system preferred.
