VP of Land Acquisition and Development
Compensation: Starting at $200K/year base + bonus + sign-on bonus

About the Role
The VP of Land Acquisition and Development will play a critical role in identifying, securing, and advancing residential development opportunities across the San Antonio market.
This individual will lead land acquisition, entitlement, and development strategy while working closely with executive leadership, Finance, Operations, Construction, and external partners to support long-term growth objectives.
The role requires a strategic and relationship-driven leader who understands the full residential development lifecycle, can evaluate opportunities from both a market and financial perspective, and can move projects from initial land identification through entitlement, development, and community delivery.
What you’ll do:
Lead land sourcing efforts across the San Antonio market, identifying opportunities that align with company growth objectives and financial return expectations.
Evaluate land opportunities through market research, competitive analysis, pricing assumptions, absorption expectations, and overall project feasibility.
Lead negotiations with landowners, brokers, developers, and other stakeholders to secure residential development opportunities.
Partner with Finance and executive leadership to review proformas, budgets, deal structures, land residuals, development costs, and projected returns.
Oversee entitlement strategy, zoning, municipal approvals, permitting, platting, and other approval processes required to advance projects.
Provide leadership across land development planning, schedules, budgets, infrastructure coordination, consultant management, and project execution.
Build and maintain strong relationships with landowners, brokers, municipalities, engineers, consultants, attorneys, and other key market stakeholders.
Partner with Finance, Operations, Construction, and leadership teams to ensure land plans align with business goals, delivery timelines, and market demand.
Maintain visibility into the land pipeline, lot supply, development schedules, future community count, and key risks affecting market growth.
Identify and proactively resolve issues related to site conditions, utilities, environmental constraints, development costs, entitlement delays, and municipal requirements.
What we’re looking for:
Strong leadership experience in land acquisition, land development, residential development, or homebuilding.
Deep knowledge of the San Antonio market, including land dynamics, municipal processes, key growth corridors, brokers, and development partners.
Proven ability to source, evaluate, negotiate, and advance residential land opportunities.
Strong financial acumen with experience reviewing proformas, budgets, underwriting assumptions, land residuals, and project-level returns.
Experience managing entitlement, zoning, permitting, platting, and land development processes.
Experience leading cross-functional teams and partnering closely with executive leadership.
Established relationships with brokers, landowners, municipalities, consultants, engineers, and other development partners.
Prior leadership experience within a residential lot developer, production homebuilder, or real estate development company strongly preferred.
Required Skills:
